A nibble on the house?

Kelly tells me this morning that an agent called about the house this morning! She wants to look at it in the morning on behalf of her client, so we’re going to be busy tonight!

I wonder if buyer’s agents in these cases want to meet the sellers without their clients present so they can privately negotiate a commission. After we sold our Garner home, I realized that people who sell their own home really have the buyer’s agents over a barrel. We could set the commission to practically anything we like – or even refuse to pay one – because once the buyer has found their new home how can the buyer’s agent refuse? The agent won’t steer their client away from their preferred home simply because of a paltry or nonexistent commission. In the case of our Garner home we paid a commission but it was far below the typical 2.4%. I think we’ll be a bit more generous this time but still be comfortably below 2.4%.
